I’ll guide you through which are the best hotels near Burj Khalifa and Dubai Mall including my personal recommendations. So you don’t need to worry!

Cool fact! Most hotels have free valet parking in Dubai even 4 star hotels! Also a lot of restaurants are situated inside hotels too, meaning you get free valet parking when you visit. Some hotels have a minimum spend and require a stamp on the valet ticket unless you are staying there. So check your ticket!

There is only one hotel in the Burj Khalifa and that is Armani Hotel Dubai, yes the Italian designer, who designed this stunning hotel! It is a 5 star hotel that is run by Emaar hospitality and has 160 rooms, including a Armani Dubai suite and 5 Armani Signature suites.

The hotel rates change depending on the season, winter is the most expensive and the cheapest is off-season during the summer with Dubai’s hot desert climate. Prices start from 1400 AED ($381 USD) per night and range up to 4200 AED ($1143 USD) per night for a standard double room excluding taxes.

What’s the area like around Burj Khalifa?
The Burj Khalifa is located in Downtown Dubai with many tourist attractions nearby. It also includes lots of restaurants, shops and cafes. It is classed as the city centre of Dubai.
Sheikh Muhammed Bin Rashid Boulevard is the main road which wraps in a u-shape from the main road. Lots of cafes and restaurants are located along this road, along with the Burj Khalifa and Dubai Mall.
The area is generally pedestrian friendly. Though in summer and early autumn. Depending on where you stay, it may be too hot to walk around. Staying in Downtown is perfect for those wanting a city break, though the beach isn’t that far away and some hotels even offer a shuttle service to the beach.

Major attractions in and around Burj Khalifa
Downtown Dubai and the surrounding areas feature many Dubai tourist attractions! Best things to do near Burj Khalifa include:

Which is the biggest mall in Dubai?
Dubai Mall is the largest mall in Dubai but also the world! It even features an indoor virtual reality park and the world’s largest suspended aquarium. Pretty much every kind of shop is in here and there’s even a 26 screen cineplex.

Is there a hotel in the Dubai Mall?
Address Dubai Mall is directly above, close to Fashion Avenue and it’s tunnel connects you easily to the Metro and close to the electronics section on the top floor. The fashion levels including Sephora are just below this.
There are also quite a few different Address Hotels that connect to Dubai Mall directly. This is an air-conditioned tunnel you can walk through without needing to go outside.

All these hotels are 5 star hotels with beautiful outdoor swimming pools with views of the Burj Khalifa along with a spa, valet parking and other luxury facilities.
Most of these hotels start between 1279 to 1519 AED ($348 – $414 USD) per night excluding taxes.
What’s the best hotel to stay near Burj Khalifa?
One of my personal favourites is Manzil Downtown, this is for three key reasons!
Firstly, cost! The hotel is good value for money for the area that it is in. You will typically pay around 950 AED ($259 USD) per night which is half the price of many of the other Downtown Dubai hotels
Second, location! This is opposite to Dubai Mall and has an amazing view of the Burj Khalifa. This part of Downtown is really nice to walk to the fountains and into Dubai Mall, versus the opposite side of Downtown where you’ll have to go to the Metro entrance and tunnel which can take 10-20 minutes!
Third, it’s character! Old Town Dubai is one of my favourite areas of Dubai because it has that traditional Arabic flair and is something a little bit different to the ultra modern hotels you’ll find through out Dubai!
Other really good hotels in Downtown are:
Palace Downtown – Arabian style 5 star hotel close to Souq Al Bahar – 1438 AED ($392 USD) per night excluding taxes
Address Fountain Views – Another 5 star option and one of the newer hotels – 1279 AED ($348 USD) per night excluding taxes
Sofitel Downtown – One of the most affordable 5 star options in the Downtown area – 841 AED ($245 USD) per night excluding taxes when booking direct

Business bay is close to the Burj Khalifa by a short taxi ride but offers much more affordability, the hotel I recommend in this area is:
Radisson Blu – Best value 5 star hotel with views of the Burj Khalifa – 331 AED ($90 USD) per night excluding taxes

How much does a hotel near Burj Khalifa cost?
Hotels range from $82 up to $545 per night, depending on what kind of hotel you wish to stay in. There are many five star hotels or more budget friendly options. It also depends on the season. Summer is off-season in Dubai so hotels will be cheaper during summer.
During winter you’ll typically pay a minimum of 300 AED ($82 USD) and up to 2000 AED ($545 USD) if you choose to stay inside the Burj Khalifa.
- Most affordable hotel: Millennium Central Downtown – 149 AED ($40 USD) + taxes
- Best value: Radisson Blu Dubai Waterfront – 331 AED ($ USD) + taxes
- Favourite 5 star hotel in Downtown: Address Fountain Views – 1279 AED ($348 USD) + taxes
- Inside Burj Khalifa: Armani Hotel Dubai – 1999 AED ($544 USD) + taxes
Business Bay, where the Radisson Blu and Millennium Central Downtown are located, offers more affordability than Downtown. So you’ll get more value for money here and you’re right next door to Downtown Dubai. So you’re still very close to the Burj Khalifa but you’ll get a nice hotel at a more affordable price!

1. Address Dubai Mall
This is one of the original hotels belonging to the Address group, located on top of Dubai Mall. Making it a very convenient hotel for both the metro and mall as it connects to the air conditioned tunnel for both.

2. Address Downtown
The hotel has been fully re-modelled after the famous fire on New Years Eve, so it feels like a brand new hotel! Great location and easy access into Dubai Mall

3. Ramada Downtown
This 4 star hotel in located in a really good location in Downtown Dubai, close to Burj Park and Dubai Opera. You can walk to Dubai Mall through Burj Park in about 10 minutes and is even walkable to Burj Khalifa. Though their long driveway isn’t very pedestrian friendly, so it’s better to drive or get a taxi if you do wish to visit.

This stunning hotel is a truly unique experience located right next to Souq Al Bahar in the heart of Downtown Dubai. Designing with classic Arabia in mind, this hotel is definitely for those who want a luxury Arabic experience.

This Downtown Dubai hotel is located in the unique area of Old Town! The relaxed Arabic garden style of the surroundings have a different feel to the rest of Downtown. It’s also walking distance to the Dubai Fountains and Dubai Mall.

Located in Business Bay, close to Downtown Dubai. This hotel has views looking at the Burj Khalifa. It’s also the perfect party hotel as there’s a very popular brunch and bar here.

Yet another option close to the Burj Khalifa with hotel rooms that have a view of the Burj Khalifa. It’s very close to the Dubai Metro but can be quite a way walking to Dubai Mall. It offers good value as a 5 star hotel in the area!

9. Address Boulevard
The terrace connected to the restaurant has a lovely view of the top of the Burj Khalifa. The Address collection never fails to impress! This Address tends to be quieter than the others, so perfect for those who want to avoid the crowds!

One of the newest hotels in Downtown, this is hottest place to be at! With it’s hit restaurant Ce La Vie and it’s incredible adults only pool deck with infinity pool. You’ll feel like you’re swimming in the clouds on the 54th floor!

Opening shortly before Address Sky View, this is another newer addition to the Dubai hotel scene. This is the most affordable of the Address hotels in the area and has a bridge connecting you to Dubai Mall.

12. Rove Downtown
This is one of the most affordable hotels for staying in Downtown. It wouldn’t be my top pick of the area since you can get a higher star rating hotel for the same price, however if you get a last minute deal for under 400 AED ($109 USD) then it’s definitely worth considering.
The location is just on the start of DIFC, the other side of main road getting into Downtown. If you plan to visit Dubai Mall and Burj Khalifa, Business Bay is a better location for this reason. However if you’re more interested in DIFC, which does have a really good food scene! This hotel is much closer than the others.
It’s the perfect hotel for the cost conscious business traveller!

13. St Regis Downtown Dubai
Previously Renaissance Downtown, Marriott have now changed this hotel to St Regis Downtown Dubai. This newly refurbished modern hotel with lovely views over the water. This hotel is located in Business Bay, only a short journey from Dubai Mall and the Burj Khalifa.

14. Doubletree by Hilton Business Bay
Another more affordable option for being close to the Burj Khalifa, located in Bay Square in Business Bay! This is a really funky location with lots of cafes and restaurants in a pedestrian friendly zone.
I’ve seen some really good last minute prices for this hotel similar to Rove. If choosing between the two, this would be my preference. The rooms are also double the size of Rove!
I recommend to book direct through Hilton.com as they have a rewards program where you can earn free nights. They also give you little gifts like a cookie at check in, for being a member!

16. Me Dubai by Melia
If you’re looking for unique hotel architecture this is the hotel for you! Designed by the famous Zara Hadid, it is an icon of Business Bay. The hotel lobby and rooms match the exterior with super futuristic looking decor.

Known for its good customer service and luxury, Anantara was previously The Oberoi. Much of the hotel remains the same except for its owners and name change. Anantara is already an established name in the luxury hotel niche.
Located in Business Bay, the hotel is just a short car ride from Dubai Mall and the Burj Khalifa.

One of my most recommended hotels, Radisson Blu offer a luxury experience and also is one of the best rates in the area for a 5 star hotel. Modern interiors and great customer service, make this hotel a great option along with beautiful views across Dubai canal.

There are many great hotels to choose from and I hope this information will make the choice easier for you! In terms of value, the Radisson Blu Waterfront is hard to beat! If you’re wanting lots of Arabic character and an amazing location, I highly recommend Palace Downtown Hotel or the more affordable Manzil Downtown.
If budget isn’t an issue, then staying in the Armani in Burj Khalifa offers a one-of-a-kind experience! Equally, The Address hotels offer an incredible hotel experience in the heart of Dubai with their easy connecting walkways. Even if you don’t plan to stay in one of The Address hotels, I recommend stopping by for a coffee as their lobbies always smell amazing and offer great customer service.
